Job Summary

We are looking for a dependable, hands-on Property Maintenance Technician to provide maintenance support at an apartment community in Wadena.

This is a good fit for someone who enjoys troubleshooting, takes pride in solving problems, and can work independently. We are especially looking for someone who is resourceful and willing to investigate a problem rather than immediately assuming something needs to be replaced.

The right person understands the difference between a good, lasting repair and a temporary patch. When something can be safely and properly repaired, we want someone who can figure out how to make that repair. When an item or system has truly reached the end of its useful life, we need someone who can recognize that and clearly communicate that replacement is necessary.

Responsibilities

  • Complete maintenance work orders and general repairs throughout the property
  • Diagnose maintenance issues and identify the underlying cause of problems
  • Develop practical, durable repair solutions when equipment, fixtures, or building components
  • can reasonably be repaired
  • Determine when continued repair is appropriate and when replacement is necessary
  • Perform general plumbing, electrical, appliance, carpentry, drywall, painting, and other building repairs within your skill level
  • Complete routine and preventive maintenance on apartments, common areas, buildings, equipment, and property systems
  • Assist with apartment turnovers and prepare units for new residents
  • Inspect and maintain common area lighting, doors, windows, screens, and other building components
  • Monitor basic building and mechanical systems, including boilers, water heaters, filters, and related equipment
  • Assist with seasonal property needs, including snow and ice removal and general grounds upkeep as needed
  • Identify larger maintenance concerns and communicate recommendations to property management
  • Coordinate with outside contractors when specialized or licensed work is required
  • Maintain maintenance records and document completed work
  • Keep maintenance areas, equipment, and workspaces clean and organized
  • Communicate professionally with residents, Site Managers, and management staff
  • Respond to occasional urgent maintenance needs
  • Perform other maintenance-related duties as assigned

What We're Looking For

You do not need to be an expert in every trade. We are looking for someone who is mechanically inclined, resourceful, persistent, and comfortable troubleshooting .

A strong candidate does not give up on a repair simply because replacement would be easier. At the same time, you should have the judgment to recognize when something is no longer reasonably or safely repairable.

We value someone who can look at a maintenance problem, think through the options, and find a practical solution.

Qualifications

  • Previous apartment maintenance, property maintenance, construction, handyman, facilities maintenance, or similar experience preferred
  • General knowledge of plumbing, electrical, carpentry, appliances, mechanical systems, and building repairs
  • Strong troubleshooting and problem-solving skills
  • Ability to think creatively and develop practical repair solutions
  • Good judgment in determining whether something should be repaired or replaced
  • Ability to work independently and prioritize maintenance needs
  • Dependable and able to manage time effectively
  • Comfortable communicating with residents and property staff
  • Valid driver's license and reliable transportation
  • Ability to pass a background check

Schedule and Compensation

$25.00–$30.00 per hour, based on experience

Approximately 15 hours per week

Flexible scheduling based on property needs

Hours may vary somewhat during apartment turnovers or larger maintenance projects
